I am putting in a offer on my first potential investment property on Monday. I will be hopefully owner occupying a tri-plex in CT. Is it a good idea to submit a personal letter/picture with the offer? If so, what kind of things do you normally include to give it that personal touch?
Thank you,
-Ben

@Benjamin Lemieux In a competitive market, it's a GREAT idea. I have used it personally and won in competitive situations - twice, sellers later told me that the "heartstrings letter" made the difference.
I would include something personal about you and why you love the home. Assure the sellers that you will care for their home as much as they did (assuming that the home isn't a train wreck).
Be sure to use the term "home", not "house". Include a family photo if appropriate.
Make it all personal - no discussions of the price, terms or conditions.
Good luck!
