Brett, your math looks okay from what I can determine. The question I always want to ask with rentals is "Would I let my wife drive by at night to pick up rent if I had to?". If not, then my repairs and turnover will be higher than the norm and finding a tenant you want to keep for a long time may be more difficult.
it's actually located 7 streets from my primary in a B-neighborhood so no issues there
