I found a buyer for a property I have under land contract right now. Is there a way to still be able to sell it myself and satisfy the land contract, or do I have to satisfy the contract first before I can sell it. Someone told me I could try a double close but wanted to see if there were any other ways out?
The problem with double closing is the additional transnational costs you'll incur for closing twice.
if you assign your contract, your seller might have a problem with that.
One alternative would be to contract the house to an LLC and sells the LLC to your buyer, providing that it is an option for them. It won't work for all buyers especially if they rely on a lender to fund the purchase.
