If you throw enough money at it, you can get it back next day. Call around, offer double the normal appraisal fee for your market. I've ordered appraisals and had them back next day (the Bay Area solution to needing to write an offer without an appraisal contingency is to have the appraisal back before your earnest money deposit is due).
I have the BEST appraiser in Miami (he has been doing the tri-county actually for over 40 years!). Don't know how busy he is so will share his phone number (message you for privacy reasons) & he can tell you how fast he can do it.
