Short Sale Approved in Costa Mesa 3 bed 1 Bath 7500 + Lot

I have been approved to sell my property in Costa Mesa for $620k but I think it’s worth a lot more - any possibility to sell it to an investor to pay me more like “cash for key” ? I’m looking around $60k ? Due date July 6 or I could file additional BK to stall ? Also what would be my best scenario? Should I Re-instate my current default ($80k) ? So many options but so little time. Lmk Thanks for reading
