When does ownership begin, relative to courthouse sheriff sales? Does the auction sale date establish the day 1? Confirmation of sale date? Date of actual deed transfer?
My tax guy was not entirely sure, and thought if binding agreement is established at the sale where a seller is unable to back out, that will establish ownership. This would be in Wisconsin.
I would think typically upon signing the deed, not recording it.....any host of things could occur prior to that stopping the sale. When you buy privately, you don’t “own it” when you sign a contract, but when the deed is signed. The fact that you usually pay for the property in an auction Before this happens I believe is irrelevant.
Hers it’s a 15 day lag between paying for the auction and the deed (certificate of title) being executed.
