Instead of selling is it’s crazy to consider rezoning?

We bought a house that is really nice but the yard is to big and a lot of upkeep. There is a new subdivision being built beside us and the house behind it is being torn down for a restaurant. The house is in a great location I was wondering about a crazy idea instead of selling the house apply to have it rezoned and reduce the size of the backyard to reduce to need a s work for upkeep and sell off the land. Anyone ever do something like you this?
