Hi everyone! I am a new licensed realtor and i recently came in contact with an investor that had questions about the DEA flagging a property for drug trafficking in 2005. Is this a material fact that needs to be disclosed? Also, is it considered a stigmatized property? How long until it gets dropped off the record if one would replace the tenants and remodel? It wasn't a meth lab, just a drug trafficking house i guess. Anyone have any similar experiences with this?
I would consider it a material fact if I were buying the house, as for the time period I don't know for sure, but often the local board of realtors can help answer some of these questions.
Did you ever get any other replies or other help? One of our tenants was just busted for running a drug lab in the garage, non-meth. We’re trying to figure out what we need to do to get the house back in shape to rent.
