If I were to buy a house for myself first and then invest into a rental property, what would we be the best plan?

I want to invest in a single family but I want to stop paying rent first. My parents will live with me so I cant really house hack but they can help me with the mortgage so I can show them as renters? What will be the best strategy to buy a house and then buy a single family to put on rent.

Some ideas I have:

1. Buy a ~190k house and pay off as much as possible every month. Then refinance for a down payment on another house? When will I be elfivile for refinance? Please let me know if I am heading in the right direction.
