Need some help as I'm not too sure about these and keep going back and forth in my mind. Do either, or both, seem worth it? Both properties are fully rehabbed (new roof, HWT, furnace, floor, plumbing, electrical, central air, bath, kitchen, etc.)
Out of pocket to close: $4-6K
C+ to B- neighborhood (good school district)
Out of pocket to close: $11-$12K
Also, these woukd be self managed, and the only monthly expenses would be the PITI noted (i.e. no utilities, trash, snow, HOA, etc.).
