Signed a buyers agent contract do I have to use the agent

Hello I was wondering if I signed a buyers agent contract does that mean I have to use that agent to buy in that town or city. When I signed the contract everything was going good responding to my calls and text after about 2 weeks and 1 offer does not get back to me and when she does she will text me and I will text her right back and won't get a reply for the rest of the day. I think they are a part agent and have a job doing something else. I still want to buy in this town but don't want to get sued or in trouble any advice will help thanks.

You have to use them or you owe them a commission.

There is usually an out on the contract. You don't even have to talk to the agent if you choose not to. I would reach out to the broker and let them know that the agent isn't providing you with the service that you need. Most likely they will find another agent in the brokerage that you can work with.

@Matt Arden , I *think* you're asking if you need to continue to use this agent, after signing a document that states you will use them exclusively as your agent.
Circumstances have changed since you signed the document. You should contact their employing broker and ask to cancel that contract. Tell them specifically why you want to be released from the contract.
You'll probably have to sign something that states you will owe a commission on any property they've showed you.
You should not be bound to that agent who isn't providing the service you need.

@Matt Arden you’re on the hook. Best thing to do if agent won’t return calls is to contact their broker and get a release . Otherwise you’re obligated for the term of your agreement. Not saying they’d come after you , but they could .
