I am an investor and real estate broker for commercial properties. The sophistication level of an broker/agent often depends on what asset class you are talking about.

Residential some brokers/agents can be good and others fly by night. It's the nature of that business where if some people can fog a mirror they can almost become a residential agent.

Before you seek out a good fit for yourself as an investor you need to know your profile and what your goals are as many brokers/agents specialize in niches. There is a saying (riches in the niches) in the real estate business.

So it could make a difference if you do residential versus commercial. If you want stabilized or value add properties. What deal size range? Do you only want urban core to suburban? Certain median income and population levels?
