How can I work with 10k

I’m in California but at this point I’m ready to do something out of state if I could. I’m currently working on my CA real estate license. I also have 10k but not sure if this is enough to work with any ware. I would like to work within California but I’m not against doing something out of state if it makes sense.
Any advise on how to make my money work for me?

Hey Alvaro,
$10k is going to be tough considering you need both a down payment and probably 6 months of reserves. Even if you could purchase something, it would be very risky if that's all you had. I would look into partnering with someone or saving up for a little longer so you have a bit in reserves when you do purchase a property.
Maybe read Brandon Turner's book The Book on Investing in Real Estate with No (and Low) Money Down for some tips on getting started.
Please don't get discouraged. If you really want this, you will find a way.

@Alvaro Diaz @Brandon Rush Good advice above. I would be a just a little more blunt: going into a deal without sufficient capital to take into account the unexpected is the easiest way to fail.
