Coworking Management Agreement Structure

Looking for some input on structuring coworking management agreement from landlord prospective.  
Looking for what's market in the following areas.

- ideal revenue share model, (current proposal pays the operator first and then the landlord)

- market TI split and, (current proposal is no TI contribution from coworking operatior)

- overall share of the revenues split (current proposal is 67%/33%)

If anyone has first hand experience, please share your thoughts.

 What do you mean by co-working management agreement?  Like you will invest with people and then split revenue?  Or they will invest and you will take a portion of the revenue based on providing a service?
Sounds like a complicated way to start a property management company.

What are you trying to do?  What is a "TI" split?  Who is or are the other parties?  What have they put into the deal?  What do they stand to lose?

Form an LLC and hire them as an employee or structure a service agreement.
