What is the best way to find hotels for sale?

I am working with different investment groups and they are looking for 4-5 star hotels in destination (Miami, New York, LA, Vegas )areas but their specific request is that they are OFF market. I have found a few but I’m open to suggestions on how to find more or have a direct access to the owners/sellers.
