Commercial Buy Side Commission

Just curious what others are experiencing on buy side commercial broker commissions.  If listing broker/company is not splitting, what is typical for buyer broker commission?  I've done deals where the buyer broker liked the deal and became my partner and no commission and then deals where they split with the listing broker.  I wanted some real world experience from others when paying buyer broker out of your own pocket (they brought me the deal - off market).  If you can also say what part of the country you are in that would help.  I am in PA, outside Philadelphia.
