Valuing and funding first NNN
I have located a potential investment property that has 5 small business (non-national) tenants that has NNN leases expiring 2022-2026, Price $650k, actual NOI of $77k. (11k sq feet) It looks like a great deal but I don't have 25% downpayment and don't have committed capital for a potential fundraise. How would you experienced investors raise funds in this case? Should I offer it for JV investment? Should I just aim to be a minority investor? My feeling on this is, as Bigger pockets hosts say, 50% (or less) of a good deal is better than no deal.
