Portfolio Sale/Bulk Purchase

I am looking into purchasing a 5 unit property as a "bulk sale.  There are two separate buildings on the same plot, one is a triplex and the other is a duplex.  Would this be considered commercial financing as a 5 unit, or would they need to be purchased separately using conventional residential financing?  I have not discussed any creative financing options, such as seller financing, but I know that may also be an option.

Not really. It all depends on your lending. Commercial is easier with one closing but maybe higher rate. Conventional is easier with a lot lender and lower rate
