Neighborhoods For Long Term Rental

Hi BP,
Which areas and neighborhoods would you look at for long term multi-family rentals? While analyzing the properties I found online, I found cash-flowing properties in Near Northside and Near Eastside Indianapolis.

I have been looking at different markets, Northwest, AK, Columbus, OH, and Indianapolis seems like a great area to invest in.

As a general rule, the Northside has "better" neighborhoods than the east side in Indianapolis. But, there are also nice neighborhoods 1 street over from pretty bad ones.

@Eliott Elias true. Neighborhoods with good schools tend to be very desirable.

@Jessica Laws when you mention better I tend to think less crime and well maintained homes. It sounds like the East side has opportunities if you know where to look.

@Marcel Couch you need to narrow this down a lot more. Indianapolis is a great market. We've been active there for several years but you have to know the neighborhoods well.  Indianapolis can vary block to block and even street to street and both of these areas are good examples of that. Personally, I'm not a big fan of Near Eastside. There are a lot of rough parts there. As an out of state investor, you need to stick to better areas. If you want to narrow it down and DM me with a street, I'd be happy to take a look and give you my thoughts.

Hi! @Marcel Couch I have started my out of state real estate journey in Indianapolis. Now, I have a portfolio of long term rentals and STRs. I've also helped other investors with their DSCR loans and flip projects. Happy to share my experiences and chat with you more if you're interested.
