Finding Off Market Multi-Family Properties

I want to send a direct mail campaign to multi-family owners in a fairly large radius (about 3-4 states). But I'm not sure what the best way to source owner information is.

I obviously can't go to the rent court house in every town. So I need to find a tool through the internet. 

Does anyone have any suggestions?
