Your best 2 options apart from more education are:
1. Seeking to team up with more experience investors while making sure you add value to them and learning along the way. adding value to them is key.
figure out what can you do to help them.
2. Fined motivated seller that would belling to sell you a small MFR with no money down.
you will need to find someone that is a tired landlord and they would want to receive income but not be involved in the day to day management of the property / tenants.
In saying that, depending on your level if knowledge, option 1 is probably a better one.
because $3000 is not enough of a buffer to service the property if you need to repair things.
