Hi folks, I am looking in Reno NV - 4 bedroom 3 bath single family house, and want to split it to rent as a duplex. As far as I know, this would require rezoning to make it a duplex. I'll be living in it during the conversion/rehab, and plan on renting out both units long-term. Does anyone have advice on what to do / not to do? Specifics for Reno? Thanks.
If you are getting of change use, you will want to talk to the city, as soon as possible. Change of use is not easy right now, and will depend greatly on the area in Reno.
Scott pretty much said it all. Don’t assume you’re going to be able to do that. Rezoning is very difficult and drawn-out in Reno if the land isn’t already zoned MF or surrounded by other properties zoned MF.

Any insight on local laws concerning having a second unit as a part of someone's primary residence? I.e. a converted 1-bedroom unit on your own house to rent out monthly? Are you allowed to have a second kitchen, for example, as long as it's your primary residence?
@Mike Pond to the best of my knowledge, if the property is zoned single family, you may not have a second full kitchen. This is a problem I’ve run into when looking to purchase a “duplex” that was only zoned SF and had a non-permitted second kitchen. You aren’t able to have a second range/oven. You could get away with an electric hot plate, microwave, etc smaller appliances but that may be it.
I’m not a lawyer, so don’t take my word for it, but that’s been my experience in Reno.
@Mike Pond , I don't even see the ADU (hotplates) as acceptably permitted on here for SF zoning. I'd add another vote to the "this is going to be difficult" column:
