SFH purchase in 2012 325k 25%down. 15 yr loan
Cash flow avg 4k yr
Sold 7yrs later for 382k.
Paid 23k in closing costs
Received check at closing for 210k
Just a quick estimate shows your profit is 140% of your down payment. Divided by 7, that's a 20% annual return.
113,750 / 81,250 = 1.4 or 140% dived by 7 years = 20% annual return
