Creative Lead Generation for Apartments

Does anyone have any suggestions on creative methods used to get a hold of apartment owners that may want to sell their complex? Thanks

@Gregory McKinley are you looking in Phoenix? If so, your time may be better spent getting to know the brokers in the area, showing them your seriousness and ability to close, and taking action the minute they give you a property to look at.  I never want to be the one to dissuade anyone from pursuing their dreams, but Phoenix is as hot a market as it is temperature in the summers.  Chances are if you talk to the owner of a property, they've already been schmoozed by multiple brokers in town.

That being said, some options:

1. get to know the front desk / property manager at a target property. Then ask for the owner's phone number 'I'm an aspiring investor who's looking to learn the game, do you think I could call the owner? Clearly they know what they're doing..."  

2. When you get a hold of that owner, you are not there to ask about buying their property, you are there to be humble, listen to their stories, listen to their advice, buy their dinner, etc.

3. They will (hopefully) see you're serious about this business, and want to help you... perhaps they'll even sell you their sister property off market, or even that very property you met them through!

4. BE READY TO CLOSE. don't go out chasing deals if you don't have the ability to close on them. Whether that be you yourself, a group of investors you've already prepped, or a partner you've already established credibility with and spoken directly with about partnering on a specific size/criteria of property.
