Portfolio of small multi's

How do banks and/or investors value a portfolio of duplexes in different locations w/in a city? Since individually they wouldn't be valued based on cap rates, but as a portfolio (i'm assuming they would be)?  I have 3 duplexes i'm looking at as a portfolio w/ a total price of 260k,  2 at 90k and 1 at 80k but based on a 8 cap, the value would be 468k.
