Does anyone have any insight about Saginaw Tx, I heard there could be some development and growth in this area.

I found a rental property in the Blue Mound area bordering Saginaw. Numbers so far look to be decent but I don’t know much about the area, can anyone shed any light?

When considering a commercial property investment it's important to do your due diligence.

1] Area market rents, avoid low market rents repairs are the same for a high market rent area.
2] Crime, do a drive through in the area. High crime is a high vacancy rate.
3] Property should be in great condition. Don't pay full price for a property with differed maintence.
4] Property should be occupied. Don't pay for the future performance.

There are many other areas of due diligence.
