CA - Contractor Contract for unlicensed contractor

I am looking for 2 things

1) advice on how to deal with a unlicensed contractor. The person I am dealing with seems trustworthy and had done multiple homes in the area (with the same scope of work). He works as the manager for a GC but also does his own conctracting. 

2) Sample contract - and would it even be enforceable? What is the payout schedule ?

Seems very risky to work with someone without a license and insurance. What happens in the case of unforeseen damage or worker injury? Will you be on the hook because you hired an unlicensed contractor? Will your homeowners insurance policy refuse to pay for any claims because you hired unlicensed/uninsured workers?

Not worth the risk.
