R-1 zoning to multi family

Hello, I live about 15 minutes north of the Boston area and am a new investor. My family has been looking to convert their current SFR to a Multifamily home but the house is currently in a R-1 zoning area. Does anyone who has zoning experience know if this is even a possibility? Or if we could even add an ADU? Any feedback on this would be greatly appreciated. Thank you!

R1 is very restrictive, you can go to to City Hall and start from there. Depending on the town's housing supply, they might allow for an exceptional variance but typically in an R1 its a rarer instance.
