Develop empty plot in 44119 area

I own the plot next door to my rental property in Cleveland's 44119 zip (image below). It's about 3.7k sq ft and zoning is 1-4 units residential.

I'm wondering if there's any potential to turn it into something else, e.g. storage, garages or 1-2 mobile homes. Interested in hearing thoughts from people that know the area and/or have done this before. Thanks!

I think this is a prime eastside location for more rental units (duplex or triplex). 44119 is an attractive zipcode on the eastside of Cleveland.

 probably wouldn't be approved in a residential neighborhood. council variance or variance request would have to be done and in columbus they look at the neighborhood plans they wouldn't allow industrial (storage or garages), or mobile homes. build a 1-4 family

Do you have experience building from scratch? I've been looking at some prefab kits

 Yes we build spec homes for investors in columbus. I wouldn't touch Cleveland though prices don't work.

They won't let you do anything but residential. Cost to build will be too high for the ARV of the home. This is why lots like this sell for $1. Essentially a useless lot.
