Burned down lot wanting to rebuild

I have a property in my neighborhood that burned down 3 years ago, I'm thinking of making an offer to the owners of the lot, does anyone know what current developers are charging for a rebuild in the Nashville TN market? So I can figure out the costs and ARV the land value is 26k and the lot is 0.26 acres Thanks
