Generally  If the realtor has the property listed you will need to pay their commission or negotiate payments on their commission if you want financing.

@Brock Miller When a property is listed in MLS as a land contract; then the seller of the property pays the realtor commission. You as a buyer usually does not pay a commission when you are a buyer.

If a property is not listed on MLS and a realtor is involved; then it depends on negotiated rates between you and realtor; to offset for time and effort; the realtor has put together in helping you to get the property on land contract.
