New real estate agent looking for deals
Hi guys,
I'm a new real estate agent and have someone that is looking to invest in deals right now. I know how to use the calculator and even when I plug in a home that I could potentially get for 40k under asking, the expenditures are still more than the income (~600) . And it would probably just be break even without capx or repairs which you need. Is this realistic, is there anything that I'm missing. Average market price ~ 650k. low side is 400k and up.
