Do investors prefer rented investments or vacant?

Though we have bought both - I prefer vacant to avoid the inherited tenant problems.

@Janett Lewis I prefer rented units whenther tenant is actually paying or not. If ai can get a leaseed property it is more appetizing to lemder when I pull my capital back out in 30-45 days after.
