Investing in not your home state

I'd like to get started investing in SFR away from my home state of ND. What's the best way to get started? I have 2 rental houses locally that are working very well but I dont want too many in the same town. I've never worked with a property manager and quite frankly a little terrified of the thought of a total stranger managing a home. Any suggestions?

@Jackie Bladow start researching various markets and start to narrow down your search, call people ask questions etc. you don't know what you don't know.  I'd start with broad strokes, being from ND you probably aren't looking to avoid freeze thaw cycles, but narrow in on price point, returns, population growth etc.
