Fayetteville, NC - SFH Investing?

I’m located in Dallas but interested in purchasing a rental property in the Fayetteville, NC area. I’m not overly familiar in the area, but noticed rent-to-purchase prices seem favorable. I'm interested in learning about the rental market and specific sub-markets that are attractive.
I’d be looking to invest between $100k-$300k. Any help/guiding me would be greatly appreciated!

Fayetteville is a great rental market because you have the military here, so there are always people looking for temporary housing or long term rentals. One thing someone else pointed out to me on these forums about renting in a military town is to watch the BAH pay ranges from year to year but this is public info so you can always look it up.
