Hi, does anyone know of anyone that does 20-30 year commercial loans for single family rental properties?

Of course!  I am in the process of yet another one with Simmons Bank right now and they serve TX, OK, Arkansas, etc.

20 year amortizations are quite normal, with occasionally 25-year a/m being obtainable.

@Nathan Frost Just sent you an email. There is a plethora of different DSCR based 30 year fixed options out there on 1-4 units right now. They tend to have even easier underwriting requirements than the local banks who only offer 5 or 10 year terms for a similar product.

I can also vouch for Simmons when it comes to 20-year commercial loans for SFRs.  We have three right now.
