The North East is solid (as always), then you have areas where homes are affordable, these markets are still very busy. OH, parts of PA,FL,GA,IN, even upstate NY. If you can buy a 1-4 family for under 200k, the market is busy and growing.

DFW area in TX
DFW is a nice spot - was in Fort-Worth last year enjoying the Stockyards as a tourist.
And on a side note - my neighbors were looking around Boston MA - had a deal for a four family fall through and then decided.. DFW as they could buy a kick-*** single family home and have leftovers for a rental. Work from home is really changing some lives.

Of course we're huge fans of the Greater Boston market (strong economy, constant shortage of supply, high incomes = high prices/rents, low vacancy and long term stability)
That said, we lend all over MA and have been a lender in other markets as well (OH, PA, FL, NY). Investors have done well across markets - the biggest factor is basis (buying right) and operations. The more focused and the better operator an investor has been the better they have performed - focus on execution.
We've taken that onboard as part of our lending/investing - we primarily focus on a single market (Greater Boston) which makes us hyper efficient in the market and allows us to serve our clients better than the national lenders (both for our investors and borrowers).
So my view, for investors, is that you can crush it in most markets - the key is focus!

Mobile Home with the land. Individual units. I am a bit bias because I became very successful in this niche, but here are a few of my reasons why now is a better time than ever!
Affordable housing! If we are in a recession or when we get in one (whatever the serious these days) people will need to move down rent levels to afford living. This puts more demand/pressure on the affordable housing space which already has massive demand and a supply shortage.
less competition! Most investors are scared of mobile homes or don’t know about them. There isn’t a lot of education out there on the topic (shameless plug, this is one reason I started educating on the topic)
because of the above two they still produce a great return on investment. Most asset classes are so crowed people are bidding yield down. This hasn’t been happening in the mobile home space. Especially in the old mobile home space.

We have low tax rates, high income, new sports teams (Oakland A's) and businesses coming to town all the time, as well as new casinos opening. We have low inventory and a big renter base that needs a place to live.
