Have you thought about investing in the Kansas City Metro Area?
The kc metro is growing very rapidly and the barrier to entry to begin investing is extremely low making this market great for beginners and seasoned investor alike to grow their portfolios.

Quote from @Joshua Nance:Yes I thought about it. I thought about it so much actually that I've purchased three rentals there. I've also done several flips and several wholesales in Kansas City. Lol. So I guess I thought about it. Yes 😂

Great to hear!! Do you still work with Garrett Weber over at new western? Just saw you're disclosed under him.

Yes, Kansas City is a great market. Well located class or A or B locations as well as Class C or B properties in these locations is really selling fast.

We have investor clients from all over and they definitely LOVE the Kansas City Market! Great place to invest!

Im interested in what the city looks like in the next 5 years!

The market is still good here in Kansas City. If you buy it right, rehab it right, manage the property well. Even the sales market is still good. I have seen some price drops in MLS but overall still good.

Its a great market! Just make sure you have your buy box and expectations. If you are expecting a nice B class property for $110k in KC your expectations are outa wack and you will be disappointed. So making sure you are aligned in your expectations and buy in what you expect- then you are all good!

Kansas City is definitely a good market. A few rough spots that are only for experts, but it's mostly solid. Diversified economy, growing population (albeit slowly), good appreciation yet prices are still quite low compared to much of the rest of the country. It is sprawled like crazy, but that's pretty typical in the midwest.

@Joshua Nance yes we have a couple here and actually moved into one of them. The areas nearby like independence, blue springs, lee summit, liberty etc are very family friendly. Do your due diligence and research the areas before you buy.

We have new industries moving into the city like the Panasonic Battery plant being built in De Soto as well as a diversified job market with a strong emphasis in Health Care. Depending on your strategy there are a number of areas that could provide good opportunities. For example, we are starting to see some gentrification in some of the older neighborhoods in KCMO (Kansas City Missouri) and a migration of renters further east of downtown.
