How does new western find their off market properties?

I’ve join a brokerage not too long ago and learned how to cold call. The problem for me is that it is pure cold calling. The lead gen just has their number, no info about the properties nor their names. 

So I wanted to ask how do new western agents and other people find off market residential/commercial. I’ve been dabbling into d4d and direct mails, but I’d like some advice if you guys use other methods or even softwares like propstream

Not sure what new western is, but in general you generate a target list using a tool like propstream and you call it asking if they would accept an offer on the property. Its a numbers game so you need to be on it. I run a call center for Real Estate and its all about knowing your numbers (100 dials to talk to 10 people to get 1 solid lead to convert in 6-12 months).
