Real Estate Investors looking to purchase primary in Knoxville

My wife and I are planning to purchase a 5x3 home on 1 acre or more of land in the Knoxville area. We have experience BRRR-ing 1200-1800 soft class D properties in Jacksonville area (3 completed in 2 yrs). Does BRRR-ing a larger home for us to move into work in Knoxville area that has school 7+? Or should we we just purchase traditional 10%-20% down move in ready home?
