hello.  a few reactions.

-BRRRR is tough. OOS BRRRR is even tougher. do you have time to PM a BRRRR? I'd stay local, or within 1-2 hours, so you can be hands-on. no one is going to be your "BRRRR success coordinator" - that role does not exist.

-there are no "cash flow markets out of state."  interest rates are too high and maintenance is too deferred.  investors in HCOL areas like CA who chase cash flow seem to end up like this:

i hope this helps. i'm not trying to be discouraging, just realistic. i actually just finished a modest BRRRR that I'm very happy with. it doesn't 'cash flow,' but i forced equity. that's what BRRRR is for.
