I have an inheritance list and a probate list. I feel like these lists are almost the same thing. What's the difference between them and should I mail to both lists? How should I approach each list from a marketing stand point?

Hard to say, not knowing your list provider or their integrity.
Generally, probate means "active court case"
Inherited means post-probate, or "distributed"

some assets do not have to go to probate to pass - depending on how the estate was structured - I would not have thought there is an inherited list on these properties but maybe. often a trust is set up - and the beneficiaries may not want to keep the real estate once the original owner has passed.
have no idea how to approach them but you might want to in any case.
Just mail 'em both. You'll never learn what works unless and until you try.
Track your calls, including the call dates, which letter, quality of the lead and results.
