Sometimes I think it would be better to use the listing agent on the MLS deals because they can double-dip and they might be able to talk the seller into your price what do you think any information or experience would be appreciated
@Seth Goetz the listing agent has a fiduciary duty to represent the best interest of the seller. This would seem to exclude talking the seller into your lower than listed price.
And if by double dipping you mean get the full commission. Its not double dipping. Its a price negotiated between the broker and seller to procure a buyer for the property.
So if you are looking for the best representation, I would suggest securing a buyers agent.
