When evaluating school districts to buy rentals near. What's more important. Elementary, intermediate or High schools?
I have noticed some areas have a mix of bad and good. I want to focus on greatschools.com rating of 7 or higher.

@Ben Unger this is so market specific. For instance, I just bought an apartment building in Berwyn, IL. Berwyn is one of the best communities right now for finding cash flowing rentals in the Chicago suburbs, but the schools are not great. To buy rentals in my area in top school districts, you would have to buy at a 6.5-7 cap. I prefer 10-12 cap deals myself!
