Anyone invest in the C, D, F neighborhoods (aka "the hood")

If you have the resources to collect rents, carry out evictions, and remodel to get things rent ready it can work. The one other key thing is you have this on a lot of properties.... Not one or two.

These things always look great on paper till someone stops paying and you have to spend time and effort to evict them and then remodel the house. That'll eat up all your cash flow each and every time it happens. Then you'll have a house you no longer care about and just want to get rid of....and a wholesaler will come in low ball you and flip it to the next dreamer.
