Considering purchase of 80 SFH’s ($75k avg price) vs MHP

I am just curious to hear from the group to explore if I am missing anything. MHP dirt only would be preferable but this package of 80 homes has some appeal. Any experience comparing large SFH portfolio to MHP? Thank you!
@Carl Coe SFH value is derived by market comparables. Mobile Home parks by NOI and Cap rate.. but I have seen SFH packages marketed by Cap rate and may be used if all are relatively close to eachother and same asset class. In terms of maintenance and management you can hire a park manager to live on site which is more cost effective vs offsite with SFH package..
