Property Tax on Land - Experiences?

Depends on city.

Just go to the assessors office and see the rate and what the expected increase would be if you bought it.

I was looking at a lot in Texas, higher taxes than CA and this lot had HOA's

Yeah, I've seen a couple that show really high taxes. I haven't found any that are good ROI. Taxes seem to make it difficult (as far as buy and hold).

I am looking for future value. Path of progress and land that is almost shovel ready/previous plans or past structures on it. Near existing homes or are about to be. Texas is pretty big and you can wait a long time before that train comes around.

Looking for discounted deals or seller carry.
