What to add in a rental property?

Hello, all.
I am new and I'm in the process of getting my first rental property.
The home isn't too bad of a shape. Just needs a few touch up spots here and there. With that being said, what should I put into the property that will attract tenants and can help increase the rent value?

Congrats on your first rental. There is a temptation sometimes to overdo and maybe end up spending money on things that aren't necessary. What kind of property is it? The best way to find the answer to your question is to look at what is your competition offering, particularly in the rent range you want to get your property to. Does that make sense?
