30-yr fixed or HELOC for double-wide on land (investment/rental)?
I have called banks and looked online but not having much success locating lenders who will provide 30-year fixed rate mortgages or HELOCs on a manufactured houses that sit on their own land (permanently affixed double-wides considered 'real property'). I found one company but even after seasoning for 6 months they will only lend based on purchase price and not current market value. I'm looking for a cash-out refi or possibly a HELOC (I had it appraised when I purchased it and at the time it was valued at $144k). Any referrals/ideas?
