Seeking Private Lender for Primary Residence in Colorado Springs

Hello, I’m a homeowner and real estate investor in Colorado Springs with over $300,000 in equity in my current primary residence and an additional $50,000 in cash reserves. I’m looking for a private lender who can fund up to $300,000 in cash (not a traditional mortgage) to purchase a new primary residence, as the home is offered to cash-only buyers. I plan to keep and rent out my current primary residence nearby.

My plan is to use my equity and reserves to move in, renovate, then sell both properties in 2 to 5 years when I retire from my business. I’m open to structuring a secured note backed by my existing home’s equity or the new property to protect your investment.
